When you arrive at Little Roseveth you enter the farm by a long tarmacked drive which leads into a large tarmacked yard/car parking area. The yard has a very slight slope to it. The entrance to the Bed and Breakfast is from the tarmacked yard to a paved patio area via a short wide passage. The entrance to the accommodation is via a paved slope leading directly from the paved courtyard. The Courtyard bedroom is on the ground floor immediately off to the left from the reception area. There are no steps to get from the yard to the downstairs bedroom. There is a security light along the short passage to the rear patio and a light beside the backdoor with an outside switch.
The Courtyard room is fully carpeted with under floor heating. The bed can be accessed from each side and has touch bedside lamps on the bedside tables. The main light can be switched off when in bed. The en-suite bathroom is a wet room with a shower, toilet and washbasin. This also has under floor heating and is fully tiled. There are two shelves for your toiletries and a towel rail. The shower has a mixer tap set at 38 degrees with an active override.
The lounge leads from the reception area with a very small step downwards (7cm/3”). The floor is oak with two rugs .This can lead out to the Herb Garden via French windows which have a small threshold. The Herb Garden is also fully paved. There is a small step to the rest of the garden. There is a half glazed door leading to our private accommodation, which will be locked when we are out, at night this will be open.
The uncarpeted oak stairs lead from the lounge to the Garden Bedroom upstairs. They begin with a 3 step turn and you enter the bedroom via another 2 step turn. Remember this when you are leaving the bedroom!
The bedroom is fully carpeted and has a fully tiled en-suite bathroom. The bed can be accessed from each side and has touch bedside lights. There is a heated towel rail, 2 basins, toilet, bath with shower head and a separate shower enclosure. The shower enclosure has a small (9cm/3.5”) lip to the shower tray which is ceramic. There is a tower of glass shelves to store toiletries/towels on. The bath has individual hot and cold taps with a hand shower also. The shower has a mixer tap set at 38 degrees with an active override.
The main Bed and Bedfast entrance door has a yale lock for easy opening in an emergency. The French windows however do have keys. In the event of an emergency please leave by the main door or via the private door leading from the lounge. This will be unlocked at night and a door with a yale lock leads from here directly into the car park .
